Celebration Village, West Village and Lake Evalyn were Celebration’s first phase of development, with a total of approximately 500 home sites, including 76 townhomes, and nearly 700 condominiums.

Celebration Village is the original village. It encompasses the downtown area and consists of 351 home sites. It has a “home business” district in addition to residential areas. There are many condos downtown, including the spaces above the shops. Downtown features a large, heated neighborhood pool at Lakeside Park, which also has basketball courts and a volunteer library. This is the heart of Celebration and is very close to downtown, Lakeside Park, and the elementary school.

West Village is the second village, bordered by the Celebration Golf Course and the elementary school. It has 95 homes, mixed between Cottages, Villages, and Estate Homes. Some of the great features include very close proximity to the downtown area, the elementary school, and the golf course.

Lake Evalyn is the third village, located just past the downtown area, on the left hand side of Celebration Avenue. It is populated by mainly Garden homes, although Village and Cottage Homes can be found among its 59 home sites. Some of the great features include lake views from many of the homes and close proximity to downtown and the Elementary School.

The second phase of residential development was North Village, with more than 300 homes sites and 300 condominiums, followed by South Village with over 600 home sites and townhomes and nearly 500 condominiums.

North Village is the fourth village, located closest to the 192 entrance of Celebration. When entering town on Celebration Avenue, simply stay to your left and make a left hand turn once you have passed 417. This village has 367 homes in various styles, as well as townhomes and condos. It features a neighborhood pool and park/pavilion area. Some of the great features include easy access to 192, 417, and I-4.

South Village the fifth village, with 552 homes. It is just past the downtown area, on the right hand side of Celebration Avenue. In addition to the home types in the previous villages, it also has Bungalows and condos (aka "Terrace Homes"). In this area, you will find Spring Park, which features a large neighborhood pool, playground, and clubhouse.

Roseville Corner is a small, 99 home section dominated by freestanding and attached Bungalow homes. It is located on the left side of Celebration Avenue, just before the entrance to Artisan Park. Some of the great features include the lovely rose bushes from which this neighborhood draws its name and the quietness due to its detachment from downtown.

Phase four was East Village and Aquila Reserve with a combined 500 homes and townhomes and 70 condominiums. Artisan Park, Celebration’s last residential phase to date, is a 160-acre village built by St. Joe Company and contains more than 600 homes and condominiums.

East Village is just past the downtown area, on the left hand side of Celebration Avenue. It features 387 homes in a variety of types, including townhomes, condominiums, Garden Homes, Cottage Homes, Village Homes, Manor Homes and Estate Homes. It has a small neighborhood pool and playground. Some of the great features include being somewhat secluded and quieter than heavier trafficked areas as well as a nice distance from downtown (a 20 to 30 minute walk from some parts of the village).

Aquila Reserve is the last village to be developed by The Celebration Company. It is located behind East Village, with 78 homes. It features a variety of home types, including Manor homes, but no condominiums or townhomes. It does not have its own neighborhood pool, but beautiful wooded areas surround it. Some of the great features include beautiful reserve views.

Artisan Park is located at the end of Celebration Avenue. It has 300 single-family homes, 50 townhomes, and 300 condos. It also has its own clubhouse and pool, which cannot be used by residents of other villages. However, residents of Artisan Park can use all pools and facilities throughout Celebration. Some of the great features includes exclusive facilities with its own private clubhouse for Artisan Park residents only.

Spring Lake at Celebration is located off Celebration Blvd just east of World Drive. It is the latest construction in many years. Four types of homes are being offered and they are: Townhomes, Villas, Bungalows, and Gardens. Some of the great features include pool, fitness center, newer construction and being the closest village to Disney.
